The index capping annual rent rises on a residential lease — published monthly, not annually.
IRAV is the reference index that limits how much rent can rise at an annual review on a residential contract. It replaced the older practice of indexing to general inflation.
The mistake almost every English-language summary makes is quoting a single yearly figure. The index is published monthly, so the cap that applies to you is the value for the month your review falls in — which is why two tenants in the same building can face different lawful increases.
It applies to residential leases. A seasonal contract sits outside it, which is another reason the temporada form spread.

Look for how the review is indexed. A clause tying increases to something other than the statutory index is one to question.
