About Flat Spain
Flat Spain is an apartment and room search service for people moving to Spain. You describe what you need in plain English; our agents search the major Spanish portals at once, screen every listing for the patterns that mark a scam, benchmark each asking rent against its own barrio, and send back a ranked shortlist. One flat fee, paid by you.
How we are paid, and by whom
A search costs €49, once, charged to the person doing the searching. The viewings concierge is €499 remote or €900 with someone on the ground in Spain.
We take no money from landlords, agencies or portals. No commissions, no listing fees, no paid placement. This is the whole design, not a policy we could quietly drop: a portal's paying customers are the agencies whose listings it hosts, which is why no portal will ever tell you that one of its advertisers ignored four of the last five enquiries, or that a listing on its own site carries three fraud markers. We can, because nobody on that side of the market pays us.
The trade-off is the honest one to state: it makes us more expensive than a free portal, and it means a shortlist can come back shorter than you hoped when the honest answer is that little in your budget is real.
How the numbers are produced
Three of the things in your report are ours rather than repackaged from elsewhere.

Sixteen fraud markers — bait pricing, an agent who is conveniently abroad, a deposit requested before a viewing, payment pushed to Wise or crypto, urgency pressure, an address that names no street. Half are computed in code so the result is reproducible and testable; the rest are model judgement, and where the two disagree we take the more cautious answer.

What a square metre actually goes for in that barrio, not that city. A flat priced against the Barcelona average tells you nothing; priced against Gràcia it tells you whether the asking rent is a bargain, a market rate, or bait.
Reply-rate reputation
Which agencies answer and which do not, matched across portals by phone number, built from our own outreach rather than from reviews.
Our published figures carry the date we last checked them against the source and the statute they come from, because Spanish rental law changes and a confidently undated number is how English-language guidance goes stale. The dated figures are here.
What we are not
We are not lawyers. Our guides and tools explain what Spanish rental law says and cite the article it says it in. That is information, not legal advice, and it is not a substitute for an abogado on your particular contract.
A flag is not a verdict. A listing carrying scam markers is a listing to check carefully, not proof that anyone has done anything wrong. Our scam index measures the share of screened listings carrying at least one marker — it is not a claim about how many listings are frauds.
We do not hold your money. Payment is authorised at checkout and only captured when your report is delivered. A search that fails leaves the authorisation uncaptured and goes to a human.
We are not the landlord. We do not own, let or manage any property, and we are not a party to any tenancy you sign.
