Terms of service
What you get, what you pay, and what we do and do not promise. Buying a search means agreeing to these.
1. Who you are contracting with
These terms are between you and Flat Spain, contactable at support@lifetti.com.
2. What we provide
Flat Spain is an information service. We search publicly listed properties, screen them, benchmark their prices and send you a ranked shortlist with the reasoning behind it.
We are not an estate agency, a letting agent, a property manager or a landlord. We do not own, let or manage any property, we are not a party to any tenancy or purchase you enter into, and we cannot reserve a property for you. Any contract you sign is between you and the landlord, agency or seller.
3. Price, and when you are charged
- Search — €49. Authorised at checkout and held by Stripe. We only take the money when your report is delivered. One re-run is included; further re-runs are €24.50.
- Viewings concierge — €499 or €900. Remote, or with someone attending viewings in person. Scope is agreed before work starts.
- Investor reports — €149 or €249. One city, or a national sweep. The national sweep only runs once payment is confirmed.
Prices include any applicable VAT and are in euro.
4. Delivery, and what happens if it fails
Most reports arrive within minutes. Our promise is delivery within 24 hours of a completed brief.
If a search does not produce a report, the authorisation is simply never captured — there is nothing to refund because you were never charged. Held authorisations expire and the funds return to you under your bank's normal timescales.
If a search returns too few genuine matches, we tell you so rather than padding the shortlist, and the included re-run lets you widen the brief. Refunds after delivery are not automatic: a person reviews the order. Write to support@lifetti.com and say what went wrong.
5. Your right to change your mind
As a consumer in the EU you normally have 14 days to withdraw from a distance contract. Because this service is performed immediately — often within minutes of payment — you are asked at checkout to request that we start straight away and to acknowledge that, once the report is delivered, the withdrawal right is lost.
Until the report is delivered, that right is intact: tell us to stop and the authorisation is released uncaptured.
None of this affects your statutory rights where a service is not delivered as described.
6. What you agree to
- Give us accurate information. A brief that misstates your budget, dates or circumstances produces a shortlist that matches the brief and not your situation.
- Use the report yourself. It is licensed for your own property search. Do not resell it, publish it, or scrape the site to rebuild our data. Commercial and API access has its own terms.
- Deal with third parties yourself. Viewings, negotiations, contracts and payments are between you and them.
7. What we learn from running your search
Running a search teaches us things: which listings turn out to be gone, which agencies answer, what a flat like yours is actually being asked for in that barrio this month. We use that, and we want to be exact about how, because the honest version is more useful to you than a vague one.
- We use it to make your next search better. Your brief, the shortlist we produced and what you did with it are used to improve how we read briefs, screen listings and rank matches. That is what makes the second search sharper than the first, and it is the difference between a service that knows the Spanish market and a search box.
- You can tell us to stop, and it stops. This runs on our legitimate interest in improving a service you are paying for, not on a permission buried in this page. You can object at any time from your account or by email. We stop, and we delete what we already hold from your orders. Nothing about the product gets worse if you do: the search, the screening and the report are identical either way.
- Market statistics are ours. Aggregate figures we derive from running the service — what a barrio is asking per m², how long listings survive, how often a portal carries a flagged advertisement — are statistics about the Spanish market, not about you. They contain nothing that identifies anyone, and you grant us a perpetual right to keep, publish and license them. This is what pays for the screening you are buying.
- What we never do. We do not sell personal data, we do not share it for anyone else's advertising, and we do not put your brief into a public model. Where a brief reaches a third-party model provider in order to be read at all, the privacy policy names the provider and says what they get.
The privacy policy is the operative document for anything involving personal data, and it wins over this section if they ever disagree.
8. The limits of what we promise
Listings are published by third parties and change constantly. We verify what we can and say how we verified it, but we cannot guarantee a listing is available, accurately described, or genuine, and a shortlist is not a recommendation to sign anything.
Our scam screen reduces risk; it does not eliminate it. A flag means check carefully. An absence of flags is not a guarantee of good faith, and the final judgement before you transfer money to anyone is yours.
Our guides and tools explain Spanish law and cite the provisions they rely on. That is information, not legal, tax or financial advice, and no substitute for a professional advising on your own situation.
To the extent the law allows, our liability arising from a service is limited to what you paid for it. Nothing here excludes liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be excluded — including your non-waivable rights as a consumer.
9. Changes, law and disputes
We may change these terms; the version in force when you buy is the one that governs that purchase. Spanish law applies, and if you are a consumer you can bring proceedings in the courts where you live. The European Commission's online dispute resolution platform is also available to EU consumers.
