Seasonal contract

A lease for a stated temporary purpose — lawful when genuine, and stripped of most tenant protections.

A temporada contract covers a let for a specific, temporary reason: a semester, a posting, a season of work. Used honestly it is entirely lawful and often exactly right.

Used to house someone whose home this plainly is, it removes the protections a residential lease carries — the automatic renewal, the rent-increase cap, the deposit ceiling. That is why so much stock in the tourist cities is offered as eleven months rather than a year.

Whether a contract is genuinely seasonal turns on how the property is actually used, not on what the document is headed. Regional rules differ on who has to prove it, and that difference is doing a lot of work in current disputes.

What to check in the contract

Look for the stated reason for the season. A temporada contract that gives no reason, or gives one that does not match your life, is the version worth challenging before signing.
