Land registry extract
The registry's summary of who owns a property and what is charged against it.
A nota simple is an extract from the Registro de la Propiedad showing the registered owner, the description of the property, and any charges over it — mortgages, embargoes, easements.
It is cheap, quick to obtain, and the first document any purchase should start from. Debts registered against a property can survive its sale, so who owes what is not merely the seller's business.
It is a summary rather than a guarantee, and it does not show everything — unregistered building work and community debts sit outside it.
