Council property tax
The annual municipal property tax — normally the owner's, sometimes passed on by agreement.
IBI is the yearly tax a municipality levies on property ownership. It falls on the owner as a matter of law.
On a residential tenancy it can nonetheless be passed to the tenant by express agreement, and in some contracts it quietly is. It is an annual bill, so it does not show up in the monthly arithmetic until it arrives.
Where it has been passed on, the amount should be stated rather than left to be discovered.
What to check in the contract
If IBI is allocated to you, insist on the current annual figure in the contract. An unspecified obligation to pay a tax is not a term you can budget for.
