What does buying in Spain actually cost?
Flat Spain puts the true cost of a Spanish purchase at 8% to 13% above the asking price, and which end you land on is decided by the autonomous community rather than by anything about the property. Transfer tax runs from 4% in País Vasco to 10% in Comunidad Valenciana — an €18,000 swing on a €300,000 flat — with notary, land registry and legal fees adding roughly 2% more on top. A new build pays 10% IVA plus regional stamp duty instead of transfer tax.
Transfer tax by autonomous community
This is the number that decides the total, and it has nothing to do with the property. The same flat at the same price costs materially more in one community than another, which is worth knowing before rather than after you have chosen a coast.

Regional ITP/AJD general rates, 2026. General rate, standard band, individual buyer. Communities marked “common band” charge on a progressive scale and a high-value purchase can sit above the rate shown. Reductions exist in most communities for buyers under 35, for large families and for protected housing.
The discount that is not a discount
Since 1 January 2022 the Catastro publishes a valor de referencia for every property in Spain, and transfer tax is charged on whichever is higher — the price you agreed, or that value. Below the reference value, the tax does not follow the price down.
This is the single most commonly missed cost on a property advertised as below market, and it points in the direction that hurts: the more the price is cut, the larger the share of the discount that is fictional. A €260,000 purchase of a flat referenced at €300,000 is taxed as a €300,000 purchase.
You can look the figure up at the Catastro with the property's cadastral reference before you sign anything. Enter it in the calculator above and the arithmetic changes accordingly.
Why we show you how each figure is known
Every line in the breakdown is labelled statutory, modelled or assumed, because they are not the same kind of number. Transfer tax is a rate in law and we either have it or we do not. Notary and registry fees run on regulated sliding scales, so a bounded estimate is the honest answer and an exact figure would be invented. The legal and gestoría line is a market convention, not a rule.
For the same reason, a region we cannot place resolves to the high end of the national range rather than an average, and the calculator says so. An estimate that flatters a purchase is worse than no estimate, because it is acted on.
Common questions
How much are the costs of buying a property in Spain?
Between roughly 8% and 13% of the price, on top of the price. The single biggest component is transfer tax, which is set by the autonomous community and ranges from 4% in País Vasco to 10% in Cataluña and the Comunidad Valenciana. Notary, land registry and legal fees add roughly 2% more, with floors that make them proportionally heavier on a cheap property.
What is ITP and who pays it?
Impuesto sobre Transmisiones Patrimoniales is the transfer tax on a resale property, and the buyer pays it. It is due within 30 working days of signing the deed. A new build is not subject to ITP: it takes 10% IVA plus regional stamp duty (AJD) instead, which usually works out slightly higher.
Which region of Spain is cheapest to buy in?
On transfer tax alone, País Vasco at 4%, then Madrid, Navarra and Canarias at 6% to 6.5%. Cataluña and the Comunidad Valenciana are the most expensive at 10%. On a €300,000 flat that is an €18,000 difference in tax between Bilbao and Barcelona, before any other cost.
What is the valor de referencia and why does it matter?
Since 1 January 2022 the Catastro publishes a reference value for every property, and transfer tax is charged on whichever is higher: the price you actually pay or that reference value. So a property priced below its reference value is taxed as though it were not the bargain it appears to be. It is the most commonly missed cost on a below-market purchase.
Are notary fees in Spain fixed?
Notary and land registry fees run on regulated sliding scales that flatten sharply as the price rises, so they are bounded rather than fixed — typically €600 to €3,000 for the notary and €400 to €2,200 for the registry. Anyone quoting you an exact figure before seeing the deed is estimating, which is why this calculator gives a bounded estimate and says so.
Do these costs change if I am not a Spanish resident?
The acquisition costs on this page do not: transfer tax, notary, registry and legal fees are the same whoever buys. What changes for a non-resident is what happens afterwards — income tax on any rent is charged at 19% net of expenses for EU and EEA residents but 24% on gross with no deductions for everyone else, and there is an annual imputed-income charge on a property you leave empty.
The other half of the question is whether the price is right
Knowing a purchase costs 11% more than the sticker only helps if the sticker itself is fair. Flat Spain prices a property against its own barrio rather than a city average, reads the advert for the tenure conditions that decide whether you can actually move in — sold tenanted, nuda propiedad, VPO — and puts the whole thing in one document.
