Method
Two numbers, deliberately kept apart. The benchmark is researched and reviewed by hand — last on 20 July 2026 — and answers “what should this cost”. The live median is the middle asking rent among the listings Flat Spain is currently harvesting in that barrio, and answers “what is being asked right now”. Blending them would produce a number that answers neither.
A barrio with fewer than 25 live listings shows no median rather than one computed off a handful. Barrio matching is exact, not fuzzy: folding a near-match into the wrong barrio would produce a figure that looks authoritative and is wrong, which is worse than a blank.
This is the same benchmark that decides whether Flat Spain flags a listing as overpriced inside a paid report. Publishing it costs nothing a customer was paying for — the search, the screening and the shortlist are the product; the lookup table was never the moat.
