The estudio de solvencia is the file review an agency or insurer performs before approving you. It is arithmetic and record-checking rather than judgement: an income-to-rent ratio, employment evidence, and a search of the credit registries.
The registries are the part that surprises people. An old unpaid phone bill listed against your name can fail an otherwise strong application, and being listed is not something most people know about until it costs them a flat.
Applications succeed or fail here more often than at the viewing. A complete file, submitted first, beats a better-qualified applicant whose documents arrive in three separate emails over four days.
