Which platforms do you search?

There is no single "2026 IRAV": the index is published monthly, and the value that applies to your lease is the one for the month your annual review falls in. The index is monthly, so the question 'what is the 2026 IRAV' has no answer. English pages that give one are usually quoting whichever month they happened to check, or an annual average, and the difference between the values in circulation — 2.14%, 2.20%, 2.47% — is large enough to matter on a year's rent.

The value that binds is the one for the month of your review. A lease signed in March is reviewed against March's index, not against an average and not against the value that was current when you signed.

Temporada contracts escape the cap. A lease written as seasonal rather than as a habitual residence is not subject to the same increase limits, which is one of the reasons the temporada framing spread. If your contract is labelled temporada but you live there as your home, the cap question and the contract-type question are the same question.
